Allen Gardiner is an owner in Gardiner Ray, LLC, a leading appraisal and real estate consulting firm in the Dallas-Fort Worth area. Gardiner Ray, LLC offers residential and commercial appraisal services and was founded in 2016. Prior to venturing in his own appraisal service company, Allen was the Vice President of Residential for Jackson Claborn, Inc. and serviced with JCI since 1992.
Allen has been involved on a local, regional and national basis with the Appraisal Institute, the leading professional real estate appraiser organization. Allen has served as President of the North Texas Chapter of Appraisal Institute, as well as a Regional Representative and previously resided as the national Chair of the Residential Advisory Committee for the Appraisal Institute. In 2018, Allen was awarded the Volunteer of Distinction by the Appraisal Institute.
Allen has served with FACT (Foundation Appraisers Coalition of Texas) as a committee member in the initial efforts of submitting potential legislation for AMCs in Texas.
Allen received his BBA in Finance and Economics from Texas Tech University in 1991
Allen and his wife, Leslie, have two children, Hagen and Haylie and reside in Frisco, Texas. The family is a member of St. Andrew Methodist Church in Plano, Texas and is involved in numerous civic organizations in the DFW area. Allen has served Dallas Bethlehem Center, a South-Dallas not-for-profit daycare, as a Board Member and President as well as recently serving as a Board Member for the Frisco Football League, a not-for-profit recreational football league in Texas.
David has been involved on a local basis with the Appraisal Institute, the leading professional real estate appraiser organization. David has served as a member of the Board of Directors of the North Texas Chapter of the Appraisal Institute and as a FACT (Foundation Appraisers Coalition of Texas) as an alternate committee member.
David is currently serving on the Board of Directors of the North Texas Chapter of the Appraisal Institute and also the 2018 Nominating Committee of the North Texas Chapter of the Appraisal Institute.
David received his BBA in Finance from The University of North Texas in 2005.
David and his wife, Kim, have two children, Cade and Ryann. David and his family reside in Frisco, Texas. The family attends First United Methodist Church in Richardson, Texas and is involved in numerous activities in the DFW area. David has served on the University of North Texas Collin County Alumni Steering Committee.
Kristine Izydor joined Gardiner Ray as their Office Manager at the very beginning. Kristine’s responsibilities have continued to expand with the growth of the business, handling everything from processing appraisal requests, accounting, human resources and everything in between. She is energetic, resourceful and detailed with a results oriented attitude. She runs a tight ship!
Kristine is a graduate of Marquette University and her background is in human resources, recruiting and mortgage banking. Kristine and her husband Craig have two children, Lauren and Cody, 3 dogs and reside in Frisco. She spends her time outside of work with her family, friends and involved in various activities within her community.
Sydney Brell is a graduate from Texas Tech University and began her career in appraising in late 2017. Sydney has had experience in valuing single-family residences, multi-family properties, small office properties, and vacant undeveloped land. Due to her interest in architectural and interior design, she especially enjoys working on luxury residential properties. Sydney maintains her trainee license with the State of Texas and is working towards obtaining her General Certification through education administered by the Appraisal Institute and other leading education providers. As an active AI member, Sydney is involved with various Appraisal Institute events and has enjoyed being a part of the Appraisal Institute Young Appraiser Professionals Group.
Trevor L. Cooper is a graduate from Oklahoma State University and began his career in appraising in 2015. Trevor has experience in valuing land, single-family residences, multi-family properties (condominiums/townhomes/duplexes), large acreage/ranch and luxury properties. Due to his interest in the building process and new design elements that are introduced to the market, he enjoys working on new construction and barndominium residences. Trevor maintains his licensed status with the State of Texas through education provided by the Appraisal Institute and other leading education facilitators. Trevor is actively involved with various Appraisal Institute events and specifically the Appraisal Institute Young Appraiser Professionals group.
Lea Michaels is a graduate from University of Texas at Arlington and began her career in appraising in 1992. Lea has had experience in valuing many types of residential and commercial properties, including single-family residences, condominiums, rural residences, commercial and residential vacant land, retail, office, industrial, convenience stores, hotel, church, multi-family, hotel and triple-net properties. Lea spent much of her career concentrating on litigation-support appraisal, working for both condemning authorities and property owners. Residential properties and rural properties have now become her favorite type of properties to appraise; since, as a social-science major, she finds housing markets and housing trends an interesting reflection of social/cultural value changes, as well as economic changes. Lea maintains her certified status with the State of Texas through education through the Appraisal Institute and other leading education providers, and is a Candidate of the Appraisal Institute.
Danielle Roberts began working with Gardiner Ray LLC in 2018 and has had experience in valuing single-family residences, multi-family properties, and luxury properties. She enjoys appraising new construction, single-family residences, and luxury properties for their unique architectural aspects, building processes, and design aspects.
Danielle graduated from Texas Tech University with a Bachelor of Science degree and began her appraising career in 2018. Danielle was born in Carrollton, Texas where she grew up working closely with her parent’s real estate team. This experience was the start of her interest in the Dallas housing market and the appraisal profession.
Danielle maintains her trainee status with the State of Texas through education provided by the Appraisal Institute and other leading education providers. Danielle is involved with the Appraisal Institute Young Appraiser Professionals group and participates in Appraisal Institute events throughout the DFW area.
Ryan N. Shoop is a graduate from Texas A&M University and began his career in appraising in 2015. Ryan has experience in tax appraisal, single-family residences, multi-family properties (condominiums/townhomes/duplexes). Due to his interest in the building process and new design elements that are introduced to the market, he enjoys working on new construction and townhome residences. Ryan maintains his licensed status with the State of Texas through education provided by the Appraisal Institute and other leading education facilitators. Ryan is actively involved with various Appraisal Institute events and specifically the Appraisal Institute Young Appraiser Professionals group.
Ryan grew up in Katy, Texas in the suburbs of Houston, where he grew up working on his parents rental properties. This began his interest in residential real estate and construction. After graduating from college, he took a job with the Harris County Appraisal District as a Residential Tax Appraiser for some time before making the move to the private sector and began work with Gardiner Ray LLC in 2016.

Hagen is a Senior at Frisco High School and was involved in the Varsity Football team and the Varsity Golf team at Frisco.Hagen is also an active participant in Young Mens Service League, National Honor Society, and the Boy Scouts of America, in which he earned the rank of Eagle Scout. Hagen plans to attend Texas Tech University and study Business Information Technology.
Cody is a Senior at Frisco High School and was involved in Varsity Golf and as an athletic trainer. Cody is an active participant in National Honor Society, Miracle League, and Bed Start. He will attend Texas Tech University in the fall and study Pre-Med.
Lauren will be a graduate from Frisco High School and has participated in Varsity volleyball and golf, and NHS. Outside of school and interning, she volunteers frequently with the McKinney SPCA. Lauren will be attending Texas A&M in the fall to study business.
